Lakefront 12 Acre Home Site (4 Lots) With Creek And All Utilities
Holts Summit, Callaway County, Missouri
Located at the very end of a quiet cul-de-sac in a well-maintained and private subdivision, this is an incredible opportunity to build the home of your dreams.
These 2 adjacent parcels are 4.75 and 7.18 acres respectively, and are nearly 12 acres together.
One of the parcels backs directly up to Number 136 Reservoir, lending to the quiet, rural feel of the subdivision. Also, due to the location of the properties at the back of a cul-de-sac overlooking the reservoir, its pretty that there will be no further development or building around your property, so you can be sure that the privacy and spaciousness that makes them so appealing isnt going anywhere.
Most of the other parcels in the subdivision are in the 1 acre range, so these parcels are significantly larger and more spacious. This property is comprised of 2 separate parcels which are further split into 4 buildable lots. You could either build one home on the nearly 12-acre parcel, or you could develop all 4 lots and re-sell them for a significant profit.
Power, water and sewer are all available in the subdivision and close to the lot-lines, so setting them up will be easy. Fiber internet is also available through Callabyte. Theres more specific information below on the utilities/service providers below.
Note regarding acreage: Lot 32 according to the assessors office is 3.73 Acres. Lots 29, 30, 31 are 6.62 Acres. There has been a vacation of roadway recorded (Book 436, Page 456, corrected Book 437, Page 263) since the lots have stayed undeveloped the land that was part of the original recorded easement through the property has been turned back over and is now part of these parcels this adds approximately 1.57 acres of land to the property.
Note Regarding Reservoir: There is an open pending court case (Case No. 16CW-CV00342) in the Court of Callaway County. This case relates to the maintenance of the dam for the reservoir. Prior to 2007 the dam had an agricultural exemption which made it exempt from the maintenance requirements of the Department of Natural Resources. Solutions are 1) the trees and brush on the dam need to be cleared and maintained on an ongoing basis, 2) the lake level lowered by about 7 feet to be under 35 feet then the dam will be exempt from the states maintenance requirements, or 3) the lake is drained. A consensus needs to be reached among the 11 properties that border the lake and dam as to what they would like to do. Lot 29 is not part of the court case as it does not border the lake and dam.
The location of this lot is a major asset: its 9 minutes to Jefferson City and 5 minutes to Holts Summit; so all the basic and important amenities you could need are just moments away. There are grocery stores, hardware stores, pharmacies, restaurants, hotels, doctors, great schools, churches, dog parks, and more! With easy access to 54, 63 and 94, getting around is easy. Its also just minutes away from the Missouri River.
Jefferson City has been named Americas Most Beautiful Small Town, and is defined by its natural beauty, historic buildings, and special landmarks such as the Missouri State Capitol, Supreme Court Building, Governors Mansion and charming Downtown area. Jefferson City Parks, Recreation and Forestry maintains approximately 1,400 acres of park land, including 18 parks.
Youll also be within 30 minutes to the Columbia Regional Airport, which provides direct/daily flights to Chicago OHare, Dallas/Fort Worth, and Denver International Airports. The St Louis Lambert International Airport which provides both domestic and international flights is just 2 hours away.
